When do I pay your fee?

If you decide to proceed with either:

Single Property Negotiation (SPN), or Full-Service Property Purchase

We require a $2,200 retainer upfront following your consultation.

This covers the initial work involved in:

Strategy

Property search setup

Early-stage negotiations

This retainer is non-refundable once work has commenced.

How long does the process usually take?

It depends on the brief and market conditions.

Some clients secure a property within a few weeks

Others take a few months to find the right fit

We don’t rush decisions , we focus on getting it right.

Can you access off-market properties?

Yes, this is one of the key advantages of working with a buyer’s agent but, off-market doesn’t always mean good value.

In many cases, owners will quote a price well above market, for example expecting $1,000,000 on a property that may only be worth closer to $800,000.

That said, we assess every opportunity based on real market data, not seller expectations. Where it makes sense, we act quickly, and we have secured off-market and quiet listings well below true market value.

The advantage isn’t just access, it’s knowing what’s worth pursuing and what to walk away from.

Why wouldn’t I just buy on my own?

You absolutely can, but here’s the reality.

Waste time chasing properties they had little to no chance of securing in the first place

Don’t have access to off-market or pre-market opportunities

In many cases, buyers pay significantly more than our fee simply due to lack of experience or pressure during negotiations.
